About BlockPropAI

BlockPropAI was started by people who own and manage rental property themselves. Between us we bring 25 years of combined experience in real estate and technology, across Chicago, Los Angeles, and Las Vegas — buying and selling, renovating, renting, and managing homes and multi-unit buildings, planning around taxes at every step, and building the software systems that run businesses.

We started where most owners do: a spreadsheet for rent, a folder of leases in Dropbox, receipts in a shoebox, and a scramble every tax season. Then came sales, and a hard look at 1031 exchange scenarios — weighing the strategic advantages against the drawbacks. Along the way we saw firsthand how maintenance records and tax-planning documentation change the whole picture — what you can deduct, what basis you can prove, and what you actually walk away with. The tools on the market were built for large management companies, not for an owner growing one property at a time. None of them treated a property as what it really is — a home for the people who live there, and an investment for the person who owns it.

For years it was day jobs during the week and managing properties in the evenings and on weekends — treading water. That changed when we moved from the Midwest to the West Coast. Suddenly the buildings were two thousand miles away, and there was no driving over to fix things. So we doubled down on technology, well before there were many apps for it, until we could run our properties remotely in a couple of hours a month. Remote management is our specialty, and that’s the experience we built BlockPropAI to give everyone — whether your properties are across town or across the country.

Why AI, and why now

Our day jobs have been in technology — building cloud and AI products inside tech companies, with deep roots in fintech and healthcare, where money and sensitive data demand getting security and accuracy right. From that seat we watched AI change what software can be: not another dashboard you have to operate, but a teammate that does the work and brings you the decisions. Traditional SaaS gives you better forms. AI gives you back your time.

That idea became AVA, our Autonomous Virtual Assistant. We believe she’s the future of property management: she watches the books, prepares the work, and proposes the next step, while you stay the decision-maker.

We also brought the discipline of how great tech products are built — product management, clear metrics, systems that scale — and applied it to real estate. Not just the operations, but the strategy: what each property is worth, when to hold, refinance, or sell, and how real estate balances alongside an equities portfolio. We’ve run our own portfolios this way for years, and seen what it does for long-term returns.

So we built the platform we wanted: one place for the day-to-day of running a building and the long-term picture of what it’s worth, with AVA doing the busywork in between.

Why we do it

For us, real estate has always been more than property management. There’s joy in providing a great home for someone, creativity in taking a property and making it better, and real satisfaction in watching years of good decisions — renovations, maintenance, financing, rents, taxes, and patience — turn a property into something far more valuable than where you started.

We also know the path firsthand. We didn’t start with family money, an elite degree, or the right connections. We built our way in through non-traditional means, one property at a time — and we believe property ownership can be a path to financial independence and generational wealth for anyone willing to do the work. The owner of one small rental today may be making a seven-figure decision someday. We want them ready for it.
