What are my options if I sell — or don’t?
Sale scenarios are always ready: net proceeds after depreciation recapture and capital gains, against refinancing, holding, or rolling into a 1031 exchange. No scrambling for records when it is time to sell — the basis, improvements, and depreciation are already on file.
That includes depreciation recapture — the part many investors miss. The depreciation you took (or were entitled to take) is taxed back at sale, at up to 25% federally. You see that number before you list, and a 1031 exchange can defer it.
